PENDLETON FLATS ‘UNFIT FOR HUMAN HABITATION’ CLAIM
127 Pendleton tenants have joined in the commencement of litigation against Pendleton Together and Salford City Council, claiming that their properties are ‘unfit for human habitation’.
“Fitness for human habitation is assessed with reference to 29 hazards, which include extreme cold, fire risks and electrical safety” says Matthew Condrad of Tenant Claim “We are confident that these cases satisfy the criteria and that the court action will be successful.”
127 tenants living in nine blocks of flats managed by Pendleton Together and owned by Salford City Council have so far signed up to litigation action against the organisations, claiming their properties are ‘unfit for human habitation’.
As the Salford Star reported yesterday, tenants are complaining of gaps in fire doors, holes in the walls that are letting in cold air, extortionate costs from the NIBE heating system and water coming in through the windows…amongst other things.*
Next week Salford City Council is set to approve increased rent and service charges for the nine blocks, plus people living in Pendleton Together sheltered accommodation.
If approved, rents for all the properties are set to increase by 1.5% (Consumer Price Index+1%) while service charges are also set to rise…Residents living in sheltered accommodation at Lombardy Court will face a £5.33 per week rise in rent and service charges (on a 48 week basis).
Tenants living in Spruce and Thorn Court will face a weekly rise of £2.40/£2.45 in rent and service charges (on a 48 week basis). Rises for tenants in other blocks include Plane Court £2.20, Malus Court £2.03, Salix Court £1.88 and Whitebeam Court £1.20.
Tenants in low rise properties face similar joint rent and service charge rises (on a 48 week basis), including those living in Church Green who will see an increase of £1.59 per week, Pendleton Green £1.62 per week and Sedan Close £1.13 per week.
